Te Urutī, Pita Te Hori Centre
With sustainability at its heart, Te Uritī comes out on top – achieving 5-Star Green Star Office Design and Built ratings and holding a 6-Star NABERSNZ Base Building rating.
Te Uritī is a five storey office complex located in Ngāi Tahu Property’s Pita Te Hori Centre in inner-city Christchurch – supporting growth of the city centre following the devastating Christchurch earthquakes. The new building occupies the site of the former Central Police Station opposite the Ōtakaro/Avon River.
Powell Fenwick were contracted to deliver the GSAP, Mechanical, Electrical, Fire, Civil and Hydraulic engineering service design for the buildings within a tight timeframe and with superior sustainability goals. Powell Fenwick were also the NABERSNZ Assessors, working with the facilities manager and tenants to achieve a 6-star NABERSNZ Base Building rating, the highest available, corresponding to aspirational performance.
Our approach for Te Uritī was centred around innovation. Lower operational energy was achieved by optimising the thermal envelope. This included optimisation for daylighting including high performance glazing, reducing the extent of curtain wall used and high levels of thermal insulation. Efficient lighting was also achieved with good daylighting, high efficiency LED fittings, daylight control and occupancy sensing.
High efficiency HVAC systems were connected to a central site District Energy Scheme, which supplies multiple buildings with ground source artesian cooling and heating – providing high efficiency cooling and heating. A 139 panel 48kW Solar PV system also provides on-site generation to reduce building energy consumption.
The outstanding operational energy performance of the building has been verified by our NABERSNZ Assessors, with the building achieving the highest possible 6-Star NABERSNZ Base Building certification. The building was delivered to meet strict tenant Building Performance Specification (BPS) requirements.
More recently, our acoustic team has also designed solutions for the noise separation of gym and restaurant tenants.
